Are you about to schedule a home inspection for your potential new home?  Maybe this is your first time buying a property and are wondering what the home inspection report might reveal, most importantly, what will happen if defects are found?

As you will be aware by now, the home inspection is performed so that you, the buyer, can feel confident that your new property does not come with any unwanted issues you may only have discovered later on.  An example of some items that could be noted on the report as defects are things like smoke detectors or carbon monoxide alarms not working correctly or even loose roof shingles etc.  While they are defects, they are not expensive or difficult to fix.  On the other hand, other defects could be structural problems, mold or wood rot etc.  These would be more serious problems and cost a lot more to remedy, in some cases the problem might be too big to want to take on.  This does highlight, however, the crucial role a home inspection plays in making sure you buy a sound property.

You may discover that the person carrying out the home inspection is also a licensed contractor.  Would it be ok to ask them to fix the defects they find on the report?  This is not a wise decision as it could seem like the home inspector purposely looked for issues just so they could get the job of fixing them.  That would call into question the reports accuracy. 

When choosing a home inspector, make sure they are InterNACHI certified and that they work in line with the InterNACHI Code of Ethics.  This will give you confidence in knowing that the home inspection will be performed thoroughly as well as honestly.
