As we discussed in our previous blog, when you sell your home you naturally want to get the maximum amount for it. To do so, maybe you’re thinking about doing some major renovations, hoping to increase the value. Before you decide, think about whether the home really needs that much work or whether there are some easier alternatives to making your home look more attractive to a buyer. Here are a few easier options:
A prospective buyer is generally attracted to clean, bright spaces. What are some ways you can get more light into a room? Start with a thorough cleaning of the home, it will make everything look that much brighter. Clean windows and trim back any shrubs and foliage that have started to grow over the windows. Also, remove heavy window treatments that may be blocking much-needed light.
An accumulation of many possessions can make a space look cramped and will put off a buyer so, try to clear as much clutter from your home as you can. You may need to put your belongings in storage for a while, but you will be surprised how big your home is without so many things.
What about using a space for a different purpose? For example, could you transform an unused guest room into a home office, etc.? Remember that it’s most likely that your home will be viewed first online by a potential buyer, so it needs to stand out in photos. Use staging techniques to highlight each of the room’s best features. If this is not your skillset you could always contact a professional staging company.
A fresh coat of paint can also transform a room and can be done for a lot less than a remodel. You could also try refinishing older kitchen cabinetry and re-glazing sinks and bathtubs which again will cost a lot less money than replacing them.
